We will help you in any way that we can: However, it is very important to realize that we are wholesalers. We are not full-time rehabbers, nor are we landlords. Our specialty is doing what we do best..wholesaling great deals to you! If after the closing there is anything that we can do for you, be it a referal for professional services, advice on exit strategy, etc, just ask and we will be happy to do all that we can. But after closing, you are the expert, and what happens with the deal is solely your responsibility.

Usually, you must pay cash for our deals:
For most of our deals you must have cash or a line of credit or a private lender or some way to come up with the purchase price in 10 days or less. The speed of closing is how we are able to secure these deals in the first place. There are times when we can carry financing or have time for you to get conventional financing. When you get called about a deal, we will mention it if there is any financing.

We will never lie to you about market value of a property or the repair costs, still, we insist that you get your own numbers: We provide our own estimate of ARV and work needed on every deal that we sell, but don't ever take anyone's numbers as gospel. Our opinions on a given property may differ, your repair numbers may differ for any number of reasons, etc.

Every deal requires a NON-REFUNDABLE deposit of the lesser of half of the assignment fee, or $2500.
The deposit will be held in escrow, and is always 100% refundable only in the event that the seller can't or won't deliver clear title. It must be delivered before closing in the form of a cashier's check or money order.

We give ten percent of our wholesaling profit to charity:
No, you are not a charity. You may, however, suggest a favorite charity for the donation from any deal that you buy. We will do our best to honor your request. The charities that we have chosen to work with ourselves are: Habitat For Humanity, Heiffer.org, Make-A-Wish Foundation, and local battered womens' shelters. We will also be starting a local scholarship program for underpriveledged children in the near future for college or vocational studies.
